Smoke ventilation systems are designed to help the occupants escape the building safely in the event of a fire. Smoke ventilation systems allow for the smoke and heat to escape, creating a layer of clear air to aid the firefighters in finding the source of the fire and prevent the fire from spreading.

Generally, smoke ventilation systems are required in buildings considered high-risk, those larger than 500 m2. This includes shopping centres, airports, warehouses, and office blocks.

In addition to installing a smoke ventilation system per SANS10400 building standards, maintaining this system is a core function of our business. SANS10400 Part T requires maintenance and effective functioning of all fire equipment at all times. As a result, it may be necessary to prove that the system has been tested and certified by a qualified specialist.

SPECVENT issues both certificates of compliance and functionality once maintenance or inspection of smoke ventilation systems are completed.

Maintenance/inspection intervals

Make safety your top priority by keeping your fire ventilation system in full working order. Your best defence against potential loss is a well-maintained smoke and fire response system.
Annual inspections are the minimum requirement according to SANS10400 Part T.
High-risk buildings with a high volume of people, like shopping centres and educational institutions, should ideally be inspected bi-annually.
